Neighborhood Description

The property is located in the Crestwood District of North Richmond, British Columbia. This Crestwood District has been developed in four phases and totals approximately 650 acres in size. The IB1 zoning designation in this area permits 100% office usage and several large business parks, including both office and flexible industrial/warehouse facilities, have been developed and are available for lease. Over the years, the Crestwood District has seen significant growth, leaving very limited available acreage for additional development. This area is easily accessed by the Knight Street Connector which joins with Westminster Highway, the East-West Richmond Connector to the south, Jacombs Road to the west, No. 6 Road to the east and Cambie Road to the north.

The permitted density is stated as a maximum floor area ratio of 1.0 and the maximum lot coverage is 75%.
